Sellers' Disclosure Per Monthly Fees

The total current HOA and independent fee that our Las Vistas unit pays for the larger Nativa Horizontal association is $355 per month. The total HOA fee that our Las Vistas unit pays for the Las Vistas association is $305. Therefore, the total monthly fee for both associations for our upscale unit is presently $660. A recent (3 March 2012) Horizontal Association general assembly approved a slight reduction in its total monthly fees.
 

Las Vistas also carries building insurance which costs each owner a separate amount of $53 per month (owners have chosen to carry building and common areas insurance -- good idea in "rain and earthquake" country).

 

Though we have never rented our Las Vistas condo unit, the new owner should have no problem renting short or long term, even if this unit is being purchased by a buyer to either "flip" (sell again at a higher price) or generate an income. 

The very favorable pricing of our unit reflects the fact that we plan to return immediately to the United States after closing so we can focus on family and other activities. Therefore, we have dropped our price substantially (originally priced at $349,900) and will be hosting "by appointment only" showings on our unit until a fully executed contract with deposit is in place. It has been a wonderful experience living almost six years in an "ecological paradise" and we wish the buyer of our unit the Lord's blessings as well.

Continued improvements to the Nativa road and sewer systems, as well as the construction of a new well to back up the current operational system can be expected in the future.
